Most chimney leaks start at the roof-to-chimney flashing. Porous brick, cracked crowns, and missing caps can also let water in from above. We diagnose the true source and handle flashing repair, tuckpointing, crown & cap work, and when needed, rebuilds or demolition. We do not offer chimney cleaning.

Chimney Flashing Repair & Installation

Chimney flashing repair stops roof-to-chimney leaks by installing step flashing and mortar-set counter-flashing, plus ice-and-water membrane and a cricket when needed.

We don’t smear caulk and call it good. We integrate flashing with shingles, set counter-flashing into reglets, run membrane up the curb, and add a cricket on wide chimneys.

Do I need a roofer or a mason for a chimney leak? +

Start with a roofer—most ceiling stains by a chimney come from failed flashing. We’ll confirm at the roof and attic; if the brick/crown is the issue, we handle tuckpointing/crowns or bring in a masonry partner as needed.

What are the signs my chimney flashing is failing? +

Water stains on the ceiling near the chimney, damp drywall after rain, rusted metal at the base, or shingles buckling at the chimney curb. Ice dam leaks around the chimney can also point to poor flashing or missing membrane/cricket.

Can I just caulk around the chimney to stop the leak? +

Caulk is a temporary band-aid and usually fails quickly. Proper step and counter-flashing must be integrated with the shingles and set into mortar joints (reglets) with membrane up the curb.

What is step and counter-flashing? +

Two layers of metal that overlap to channel water away from the chimney. Step flashing tucks under shingles; counter-flashing is cut into mortar joints so water can’t get behind the metal.

What is a chimney cricket and do I need one? +

A small ridge built behind wide chimneys to split water and snow. It’s often recommended for chimneys roughly 30 inches or wider (local requirements vary); we’ll advise during inspection.

How long does proper chimney flashing last? +

Decades when installed correctly and matched to the roof system. Longevity depends on materials (aluminum/steel/copper), roof age, exposure, and ice-dam conditions.

Do you repair crowns and install caps? +

Yes—cracked crowns are recast or rebuilt with a drip edge, and we fit stainless caps sized to your flues. This keeps rain and animals out and helps the masonry last longer.

Do you clean chimneys? +

No—we don’t offer chimney sweeping or fireplace cleaning. If you need cleaning or liner work, we’ll point you to trusted specialists.

Can repairs be done in winter? +

Flashing repairs usually can; masonry work depends on temperature and curing. We can also provide temporary dry-in measures until conditions are right.

What if my chimney is leaning or crumbling? +

We’ll assess safety and outline partial or full rebuild options. If the chimney isn’t needed, we can remove it and patch the roof to a clean, weather-tight finish.

Can you remove the chimney entirely? +

Yes, including roof patching with proper sheathing, underlayment, and shingles. We’ll discuss interior finishes and venting implications before we start.

Will homeowners insurance cover chimney repairs? +

It can for sudden storm-related damage (hail/wind); wear-and-tear isn’t typically covered. We document damage with photos and provide insurer-friendly scope details.

How fast can you respond to an active leak? +

We prioritize active leaks and can often get you on the schedule quickly. If weather delays permanent work, we’ll stabilize the area to prevent further damage.

What warranties do you provide? +

Workmanship coverage on our installation plus manufacturer warranties on materials. We’ll spell out terms on your written estimate.

What does your inspection include? +

Roof-level and (when accessible) attic checks, photos, and a simple plan showing whether flashing, masonry, or crowns/caps are to blame. You’ll get a clear, no-pressure estimate.

How much does chimney flashing repair cost? +

Will I need a whole new roof to fix a chimney leak? +

Usually not. Most leaks at the chimney are solved with proper flashing and integration; a new roof is only recommended if surrounding shingles are at end-of-life.

What materials do you use for flashing? +

Due to a recent hailstorm, we needed to have our roof replaced. After interviewing several roofing contractors, we chose eRoof to perform the work. Their representative, Garret H., presented a thorough plan for completing the work, assured us that he would coordinate with our insurance company as much as we required, and had a plan that would get the work done in just a few weeks. The eRoof bid was also in-line with other bids we had received to do the work. At the same time, we decided to upgrade our gutter system, which was the original one from 1959. The new system we chose included a cover to eliminate the need for gutter cleaning. We also needed to fix our chimney cap, which was falling apart in large chunks. eRoof also gave us competitive pricing for both projects and integrated that work into the overall work plan. The chimney cap replacement was completed first. That work began on a Monday and was finished the next day. The roof replacement happened on Friday, and the gutter system was hung the following Monday. All of the work was completed in an 8-day span. Throughout the process, Garret H. worked closely with our insurance adjuster to ensure that the new roof system met the current code requirements, with the insurance company agreeing to pay for the additional underlayment called for in the code regulations. The work crews were professional, courteous, and respectful of our property. The cleanup left the grounds in good condition. In conclusion, we are very pleased with the results in all three cases - the roof, the gutter system, and the chimney cap.
