Chimney Repair — Overview

Most chimney leaks start at the roof-to-chimney flashing. Porous brick, cracked crowns, and missing caps can also let water in from above. We diagnose the true source and handle flashing repair, tuckpointing, crown & cap work, and when needed, rebuilds or demolition. We do not offer chimney cleaning.

  • Leak by ceiling near chimney? Likely flashing.
  • Cracked crown or no cap? Water from above.
  • Spalling/missing mortar? Tuckpointing or rebuild.
  • Leaning/unsafe? Rebuild or demolition & roof patch.

Chimney Flashing Repair

Our Services

Step & Counter-Flashing that Stops Leaks

We don’t smear caulk and call it good. We install proper step and counter-flashing, integrated with shingles and sealed into mortar joints (reglets). We also add ice & water membrane up the curb and a cricket for wide chimneys to shed water.

Common issueGood fix
Water stains near chimneyRe-flash with step & counter; membrane up curb
Rusted metal / thick caulk blobsRemove/replace with new counter-flashing set in reglet
Ice backup at chimneyIce & water + cricket; evaluate attic venting/insulation
Shingles buckling at curbRe-integrate shingles; correct step sequence

Chimney Tuckpointing Repair

Our Services

When Brick or Mortar Is the Culprit

Porous brick, spalling, and missing mortar let water wick into the chimney. We tuckpoint, replace damaged bricks, and coordinate heavier masonry work when needed. For active water entry from the top, we address crowns and caps below.

  • Tuckpointing: remove loose mortar; color/texture match; repoint joints.
  • Brick replacement: swap spalled/cracked units; match coursing.
  • Moisture management: repair crown; add stainless cap; appropriate sealers.

Note: We do not offer chimney cleaning.

Chimney Crowns & Caps

Our Services

Keep Water and Critters Out

Cracked crowns and missing caps invite water from above. We repair or recast crowns with the right overhang and drip kerf, and install stainless steel caps sized to your flues. If the flue tile is damaged or venting changes are needed, we’ll advise on the right specialist.

Chimney Rebuilds & Demolition

Our Services

When a Repair Isn’t Enough

If your chimney is leaning, severely spalled, or structurally unsafe, we’ll outline options from partial rebuilds (top courses and crown) to full rebuilds from the roofline up. For chimneys you no longer need, we can perform demolition and roof patching with proper sheathing, underlayment, and shingles.

  • Partial rebuild: top few courses + new crown/cap.
  • Full rebuild: from roofline up; new flashing included.
  • Demolition & roof patch: safe removal + weather-tight finish.

What to Expect

Clear Findings, No-Pressure Estimate

We inspect the roof, flashing, mortar joints, crown, and (when accessible) the attic side for moisture trails. You’ll get photos, a simple plan (repair vs rebuild), and a written estimate. Most flashing repairs are same-day; masonry timelines depend on scope and temperatures.

Chimney Repair FAQs

Start with a roofer—most ceiling stains by a chimney come from failed flashing. We’ll confirm at the roof and attic; if the brick/crown is the issue, we handle tuckpointing/crowns or bring in a masonry partner as needed.
Water stains on the ceiling near the chimney, damp drywall after rain, rusted metal at the base, or shingles buckling at the chimney curb. Ice dam leaks around the chimney can also point to poor flashing or missing membrane/cricket.
Caulk is a temporary band-aid and usually fails quickly. Proper step and counter-flashing must be integrated with the shingles and set into mortar joints (reglets) with membrane up the curb.
Two layers of metal that overlap to channel water away from the chimney. Step flashing tucks under shingles; counter-flashing is cut into mortar joints so water can’t get behind the metal.
A small ridge built behind wide chimneys to split water and snow. It’s often recommended for chimneys roughly 30 inches or wider (local requirements vary); we’ll advise during inspection.
Decades when installed correctly and matched to the roof system. Longevity depends on materials (aluminum/steel/copper), roof age, exposure, and ice-dam conditions.
Yes—cracked crowns are recast or rebuilt with a drip edge, and we fit stainless caps sized to your flues. This keeps rain and animals out and helps the masonry last longer.
No—we don’t offer chimney sweeping or fireplace cleaning. If you need cleaning or liner work, we’ll point you to trusted specialists.
Flashing repairs usually can; masonry work depends on temperature and curing. We can also provide temporary dry-in measures until conditions are right.
We’ll assess safety and outline partial or full rebuild options. If the chimney isn’t needed, we can remove it and patch the roof to a clean, weather-tight finish.
Yes, including roof patching with proper sheathing, underlayment, and shingles. We’ll discuss interior finishes and venting implications before we start.
It can for sudden storm-related damage (hail/wind); wear-and-tear isn’t typically covered. We document damage with photos and provide insurer-friendly scope details.
We prioritize active leaks and can often get you on the schedule quickly. If weather delays permanent work, we’ll stabilize the area to prevent further damage.
Workmanship coverage on our installation plus manufacturer warranties on materials. We’ll spell out terms on your written estimate.
Roof-level and (when accessible) attic checks, photos, and a simple plan showing whether flashing, masonry, or crowns/caps are to blame. You’ll get a clear, no-pressure estimate.
It depends on roof slope, chimney size, metal choice, and whether a cricket or membrane upgrades are needed. We’ll provide an exact written estimate after inspection.
Yes—if flue liners, appliances, or venting changes are involved, we’ll coordinate or refer the right licensed specialist.
Yes—we close entry points at the soffit/flashing interface and install properly screened caps. If animals are currently present, we’ll advise humane removal first.
Yes—stone/stucco require custom counter-flashing and careful reglets. We match methods and materials to the chimney type.
Usually not. Most leaks at the chimney are solved with proper flashing and integration; a new roof is only recommended if surrounding shingles are at end-of-life.
Flashing repairs are often completed in a day; masonry and crowns can take longer depending on scope and curing time. We’ll give you a clear timeline up front.
We commonly install aluminum or steel; copper is available by request. We match metal to the roof system and environment for durability.
When required—especially for rebuilds or demolition. Simple flashing repairs typically don’t need permits, but we comply with local rules and HOA requirements.
