Chimney Repair — Overview
Most chimney leaks start at the roof-to-chimney flashing. Porous brick, cracked crowns, and missing caps can also let water in from above. We diagnose the true source and handle flashing repair, tuckpointing, crown & cap work, and when needed, rebuilds or demolition. We do not offer chimney cleaning.
- Leak by ceiling near chimney? Likely flashing.
- Cracked crown or no cap? Water from above.
- Spalling/missing mortar? Tuckpointing or rebuild.
- Leaning/unsafe? Rebuild or demolition & roof patch.

Chimney Flashing Repair
Step & Counter-Flashing that Stops Leaks
We don’t smear caulk and call it good. We install proper step and counter-flashing, integrated with shingles and sealed into mortar joints (reglets). We also add ice & water membrane up the curb and a cricket for wide chimneys to shed water.
| Common issue | Good fix |
|---|---|
| Water stains near chimney | Re-flash with step & counter; membrane up curb |
| Rusted metal / thick caulk blobs | Remove/replace with new counter-flashing set in reglet |
| Ice backup at chimney | Ice & water + cricket; evaluate attic venting/insulation |
| Shingles buckling at curb | Re-integrate shingles; correct step sequence |
Chimney Tuckpointing Repair
When Brick or Mortar Is the Culprit
Porous brick, spalling, and missing mortar let water wick into the chimney. We tuckpoint, replace damaged bricks, and coordinate heavier masonry work when needed. For active water entry from the top, we address crowns and caps below.
- Tuckpointing: remove loose mortar; color/texture match; repoint joints.
- Brick replacement: swap spalled/cracked units; match coursing.
- Moisture management: repair crown; add stainless cap; appropriate sealers.
Note: We do not offer chimney cleaning.
Chimney Crowns & Caps
Keep Water and Critters Out
Cracked crowns and missing caps invite water from above. We repair or recast crowns with the right overhang and drip kerf, and install stainless steel caps sized to your flues. If the flue tile is damaged or venting changes are needed, we’ll advise on the right specialist.
Chimney Rebuilds & Demolition
When a Repair Isn’t Enough
If your chimney is leaning, severely spalled, or structurally unsafe, we’ll outline options from partial rebuilds (top courses and crown) to full rebuilds from the roofline up. For chimneys you no longer need, we can perform demolition and roof patching with proper sheathing, underlayment, and shingles.
- Partial rebuild: top few courses + new crown/cap.
- Full rebuild: from roofline up; new flashing included.
- Demolition & roof patch: safe removal + weather-tight finish.
Chimney Inspection & Pricing
Clear Findings, No-Pressure Estimate
We inspect the roof, flashing, mortar joints, crown, and (when accessible) the attic side for moisture trails. You’ll get photos, a simple plan (repair vs rebuild), and a written estimate. Most flashing repairs are same-day; masonry timelines depend on scope and temperatures.
